Wong Lye Pte Ltd began in 2011 as a logistics company.
By 2013, we had a warehouse. By 2014, we needed heavy-duty racking and platforms inside it — and we couldn't find a contractor we trusted to build them properly. So we built them ourselves.
Our neighbours saw the work. They asked us to build theirs.
That's the moment Wong Lye quietly became a builder.
For the next decade, we worked almost entirely on commercial and industrial builds — warehouses, factory fit-outs, retail spaces, offices. The kind of work where a single miscalculation on structural load shuts down a business.
By the time we earned our BCA General Builder Class 2 licence, we had served over 1,500 commercial and industrial clients across Singapore. Every one of them trusted us with a building they depended on for their livelihood.
That's not marketing. That's the portfolio behind every landed home we build today.
Why this matters for your house: A warehouse floor takes 50 kN/m² of structural load. A landed home takes 1.5–2 kN/m². The structural discipline we bring from industrial work is overkill for residential — and that's exactly the point.
Around 2016, our commercial clients started asking something different: "Can you build my house?"
We said yes — carefully. We only take projects where we can put our name on the result. To date, we have built a deliberately selective number of landed homes in Singapore — each one referred by a past client who became a neighbour.
We are not the biggest landed builder. That was never the goal. We're the builder you call when your neighbour tells you, "Use Wong Lye. He'll tell you the truth before you commit."
The most common thing I explain to new homeowners is this: "My neighbour did it, so I can do it too."
Half the time, their neighbour's work was illegal. They just didn't know.
I show them the actual URA and BCA rules on the authorities' own websites. I'd rather have an awkward conversation in month one than a heartbreaking one in month six. That's what "accurate advice" looks like in practice — not a slogan on a brochure, but the way we open every first meeting.
